Alex Steiniger:                   00:01                     It’s the fastest growing real estate brokerage in the United States.

Heather Rowe:                  00:05                     And eXp Realty says there is a reason for that, so how can they help you more than their competition? Real estate agent Tyler Ford is here this morning to tell us. Hi Tyler, good to see you.

Tyler Ford:                          00:15                     Thanks. Thanks for having me on the show.

Heather Rowe:                  00:17                     So what makes EXP Realty different?

Tyler Ford:                          00:20                     Well eXp is completely different than any other brokerage and the big differentiation is we are … There’s no brick and mortar, so they don’t have the overhead of the brick and mortar that traditional real estate companies have so they’re able to put a lot more money back into the agent’s pocket, and technology to help clients.

Heather Rowe:                  00:39                     Interesting.

Tyler Ford:                          00:39                     So the big difference is there’s no brick and mortar and they don’t have that overhead.

Alex Steiniger:                   00:43                     Right, and embracing that technology is really one of the things that sets you apart and let’s talk about the revenue sharing program. What’s that?

Tyler Ford:                          00:50                     Well, this is speaking more on the agent’s side of things is that they have a revenue share where as you recruit agents you get a portion of the gross commission that eXp gets in terms of revenue share, so it’s far more than just a commission check. Your typical agent is as good as their last commission in terms of the commission but with eXp there’s a residual component behind it and as you bring other agents into eXp, eXp gives you a portion of the gross commission.

Heather Rowe:                  01:16                     What are some of the reactions you get from agents who have been in this business for a long time when you tell them that?

Tyler Ford:                          01:22                     Well, a lot of them don’t understand the model. I didn’t understand the model at the beginning and it took me about a year and a half to two years from knowing the model thinking that I knew what it was and then once I really understood it I couldn’t sleep at night, I was so excited about it. So agents, they get excited about it.

Alex Steiniger:                   01:37                     And of course, we’re talking about the cloud too and like you mentioned it’s a cloud based real estate company, so dive into that a little bit more.

Tyler Ford:                          01:43                     So on the cloud side, you know your typical real estate company, if you have a question you go see the broker or you’ve got to go wait in line to see somebody to get something answered, we have what is called eXp World and it’s a cloud based training platform where you’re an avatar, you log in to the university, and you can get help, you get 24/7 training where you’re actually in an auditorium all with your headset as an avatar watching people do trainings real time so you can get trained from the comfort of your office, comfort of your home, so it makes it super easy as an agent to get plugged in.

Heather Rowe:                  02:22                     And you say that you have a free moving truck? I’ve actually seen it before so tell us how that works.

Tyler Ford:                          02:27                     Well, as a way to give back, I mean I like to give back to our clients, we have a moving truck that if you use us to buy or sell a home you get our truck for free but you also get it for the lifetime of whenever you want to use it, so let’s say you’ve got a refrigerator you want to move, you can come pick it up.

Heather Rowe:                  02:43                     Really?

Tyler Ford:                          02:43                     And first come first serve basis, the truck is available.

Heather Rowe:                  02:46                     Your kids are going to the U of A, you just pack up their stuff and probably take up the whole truck.

Alex Steiniger:                   02:51                     Yeah, just that cherry on top and of course, there’s this great program, sell your home in 90 days or less program or it’s free. What does that mean?

Tyler Ford:                          02:58                     In today’s market, I mean if it’s priced right a home is going to sell, but you know in a different type of market if we list your home and it’s not sold in 90 days, there’s no commission on the sell side. You still have to pay the buyer’s side but it would save you 3% commission.

Heather Rowe:                  03:16                     Wow, it just goes to show how motivated you and your agents are to get these houses sold. They’re all in your corner.

Tyler Ford:                          03:23                     Absolutely. It’s all about … Yeah, the goal is to get it sold for the most amount of money in the least amount of time.

Alex Steiniger:                   03:29                     Well and the website too as we were just seeing there, it’s very advanced, right? Talk about what people can learn and glean from going to the website.

Tyler Ford:                          03:36                     Well it’s one of the things that eXp gives agents for free. It’s called an IDX which stands for Internet Data Exchange and Zillow is an IDX, and a lot of agents outside of eXp pay for an IDX and it’s the cost of a car payment or a mortgage. With eXp we get that IDX for free that allows us to plug into the MLS and then put people’s home out there so it’s a great way for people to go online and find inventory and then we then promote it on Facebook. We do a lot of Facebook ads to push listings, which drives a ton of traffic which in turn helps get homes sold quicker.

Heather Rowe:                  04:13                     On the buyer side of it, what are you hearing from people that you work with?

Tyler Ford:                          04:17                     On the buy side?

Heather Rowe:                  04:18                     On the buyer’s side. Like if you have somebody come to you and you say oh, this is what we offer, this is how we’re different. What are some of the seller’s saying to you?

Tyler Ford:                          04:25                     Well, it’s a competitive market with a lot of I Buy-er programs out there so in this market you got to be different, you got to be competitive, and in some cases an I buy-er situation is the better way to go but it’s all about providing service and value and liking and trust the person that you’re working with.

Alex Steiniger:                   04:45                     Not only that but staying on the cutting edge of technology like you guys are doing. This really is the future of real estate and you guys are on the front edge of that, so thanks for being here and telling us about it.

Tyler Ford:                          04:55                     No, thank you. Thanks for having me.
