Market conditions in Tucson shift throughout the year. Typically, spring and early summer bring more listings and competition, while fall and winter can be quieter with motivated sellers but hot with eager buyers. I share monthly market updates on my YouTube channel to keep buyers and sellers informed with the most up-to-date local trends and national news that effects all markets.

Popular options include SaddleBrooke, SaddleBrooke Ranch, Sun City Oro Valley, Heritage Highlands, and further south Quail Creek is often a contender. Each offers a unique mix of golf, fitness, clubs, and community events, so the “best” really depends on your lifestyle.

Both terms generally mean the same thing: age-restricted living designed for adults 55 and over. In Tucson, most 55+ neighborhoods are amenity-focused communities that offer resort-style living—think pickleball, golf, hiking groups, fitness centers, pools, and dozens of social clubs. The phrase “active adult” highlights that lifestyle: staying engaged, healthy, and connected, rather than just focusing on the age restriction.

HOA fees vary widely. Some neighborhoods may have fees under $50/month just to maintain a park, while master-planned or 55+ communities can run $200–$600/month depending on amenities, golf, or maintenance included.

Many HOAs in Tucson charge a one-time capital improvement fee when a home sells. This helps fund reserves and keeps regular monthly dues lower for residents.

It depends on whether the solar system is owned, financed, or leased. Owned solar adds value and lowers electric bills, while financed or leased systems may affect the buyer pool and require assumption of the contract and can often effect a buyer’s mortgage approval. 

Yes—sometimes concessions can go toward paying down or buying out a solar loan, but it depends on the lender and how the contract is structured.

The Catalina Foothills, Oro Valley, SaddleBrooke, and Dove Mountain are especially well known for their stunning Catalina Mountain views, while west-side homes often capture incredible sunsets and sparkling city lights, and many offer wide open mountain views. That said, Tucson and Oro Valley’s unique geography—with gradual foothills and open desert landscapes—means you don’t have to live in a luxury enclave to enjoy great views. Many neighborhoods throughout the our cities offer beautiful outlooks of the mountains, desert, and skyline, making scenic vistas one of Tucson’s signature features.

With recent changes in real estate rules, yes—you’ll need a buyer-broker agreement in place before I can show you a property. But don’t worry, it doesn’t have to feel like a long-term commitment on our very first “date.” These agreements can be tailored to one day, one property, or set for as short or long as you’re comfortable with. It’s simply a way to keep everything transparent and make sure your interests are protected.

Not at all. While many agents push for long commitments, I believe flexibility matters. Listing agreements can be customized—whether that’s a shorter trial period or the standard full-term. My goal is to earn your trust by showing the value of full-service marketing: professional photography, video tours, drone and twilight photos, floor plans, and strong online exposure. Most of my clients quickly see the difference and are confident moving forward.

With the recent changes in real estate, sellers are no longer required to pre-commit to offering a buyer’s agent commission in the MLS. However, in practice, most buyers and their agents will still ask for compensation as part of the offer process. What this means for you: you now have more flexibility in deciding if, and how much, you’re willing to contribute. I’ll walk you through different strategies based on your goals and the market conditions. At the end of the day, commissions are negotiable—and I focus on structuring them in a way that helps you net the strongest outcome possible.

In most cases, no. Traditionally, the seller covers the buyer’s agent commission, and even with the recent rule changes, most sellers still choose to offer this. If a seller doesn’t, that commission can sometimes be negotiated into the offer or handled in other ways. The important part: you’ll always know upfront if there’s any cost to you, and we’ll talk through options so there are no surprises. My focus is making sure you find the right home, not adding stress to your budget.
