Each month the Tucson Association of Realtors® Multiple Listing Service comes out with Tucson’s Tucson Home Searchmonthly housing report. The numbers are out for the Tucson residential real estate market report for April 2017.

In April 2017, the Tucson housing market showed signs of strength as the Tucson residential real estate market is a seller’s market as inventory levels remain low.

Highlights of the Tucson Residential Real Estate Market Report for April 2017 are below:

  • Total Sales Volume of $336,667,709 is down 7.50% from last month but up 3.30% from April 2016.
  • The Average Sales Price of $232,988 is an increase of 3.64% from last month’s number of $224,815.
  • Average List Price increased to $239,287 from $230,186 in March.
  • Total Under Contract decreased this month by 3.23%.
  • Total Unit Sales of 1,445 is a decrease of 10.75% from 1,619 last month and a 1.90% decrease from April 2016.
  • The Median Sales Price decreased to $190,000 from $193,000 last month but is up 7.95% from April 2016.
  • New Listings decreased 4.73%.
  • Total Active Listings of 3,773 increased 1.40% from March.
  • Average Days on Market decreased to 44 from 47 last month.
  • Conventional loan sales of 39.1% exceeded Cash Sales of 27.0%.

These numbers can be positive or negative depending on which side of the fence you are on… Buyer or Seller?

Total real estate sales in Tucson for the month of April 2017 were 1,445 units sold. Which was a decrease of 10.75from the previous month as shown in the chart above.

In April  2017, the average sales price of a home in Tucson, Arizona was $232,988. Which was an increase of 3.64% from the previous month as shown in the chart above.

In April 2017, the median sales price of a home in Tucson, Arizona was $190,000. Which was a decrease of 1.55% from the previous month as shown in the chart above.

In April 2017, the average days a home was on the market was 44 days. Which was 3 day less than the previous month and 13 days less than the previous year as shown in the chart above.

The number of active listings in Tucson, Arizona in the month of April  2017 was 3,773 listings as shown on the chart above.

This number is one to keep an eye on.

If this down trend in inventory continues look for the market to continue to strengthen and prices to move up which has created a seller’s market in Tucson, Arizona.
